Who We Are
Thornton Capital Lending LLC is a newly formed capital vehicle, placing capital exclusively within the State of California. But “newly formed” only describes the entity — not the people behind it. Thornton Capital Lending is built on more than three decades of combined Los Angeles development and brokerage experience between its two operators, RC Thornton and Oliver Thornton.
Our focus is narrow and deliberate. We place capital as junior deeds of trust — 2nd and 3rd position — secured by non-owner-occupied residential real estate, including ground-up construction and stabilized investment properties. We do not lend on owner-occupied residences, and we currently lend exclusively within the State of California.
Thornton Capital Lending is affiliated with Thornton Development Group and Hollywood Estates, giving us a development-side and brokerage-side view of every deal we evaluate. In select circumstances, a placement may be secured by property with a connection to one of our own operators — when that occurs, we disclose it and underwrite it to the same standard as any other deal. The Operators
Manager, Thornton Capital Lending
Oliver leads capital structuring and investor relationships for Thornton Capital Lending and Thornton Development Group, and is Co-CEO of Hollywood Estates, where he has personally facilitated more than $400 million in Los Angeles residential real estate sales. That active brokerage presence gives Thornton Capital Lending real-time visibility into pricing, buyer demand, and market absorption across the deals it evaluates.

RC is CEO of Thornton Development Group and co-founder of Hollywood Estates, with more than three decades executing residential development across Los Angeles. He has led more than 50 luxury single-family and multi-family projects throughout the Hollywood Hills, Brentwood, West Hollywood, and Santa Monica — several setting per-square-foot price records for their neighborhoods — bringing disciplined, exit-focused underwriting to every placement.
